Sales: Home sales remain healthy, with a three-month average exceeding last year’s figures. While still below pre-pandemic norms, sales activity has improved compared to the previous month. Notably, several cities witnessed significant year-over-year increases, with Coachella and Rancho Mirage leading the pack.

Inventory: Inventory levels are at their highest in nearly four years, offering more options for buyers. However, the valley still holds fewer homes than what was considered normal before the pandemic. The “months of sales” ratio indicates a balanced market, with homes typically selling within 3.9 months of listing.

Time on Market: The median number of days a home stays on the market decreased slightly compared to last year, with Coachella selling homes the fastest. Notably, attached homes tend to sell quicker across the valley, with Indio boasting the shortest average selling time.

Price Negotiations: While a small percentage of homes still sell above asking price, the majority are now being sold at a slight discount. This trend is particularly evident in the detached home market, with discounts varying across different cities.

Overall, the Coachella Valley real estate market continues to show signs of a healthy and balanced environment, offering opportunities for both buyers and sellers.
